Just because it’s new does not mean it’s perfect

Your new build home will likely have a 10 year warranty provided by a company such as the NHBC, LABC or Premier Guarantee. Your developer will provide a defect period for the first 2 years of this, and the remaining 8 years will be handled by your warranty company.

Due to this quite lengthy timeframe, we offer 3 types of Survey:

  • PCI: Pre Completion Inspections were introduced by the Government as a consequence of the poor quality of new-builds and the developers refusing companies like ours to check the house before you moved in. They installed a New Build Ombudsman Scheme who created a checklist for us to follow. Although it is not as detailed as a snagging survey, it ensures your builder rectifies the snags and within a set timeframe. Timeframe: Carried out 1-2 weeks before you complete on the property.
  • Snagging Survey: Our Snagging Survey is our flagship service which is a more thorough check inside and out, using specialist equipment. It raises issues according to NHBC tolerances and other regulations (which are referenced in the survey). Timeframe: Carried out 0-9 months.
  • Fundamentals Survey: A Fundamentals Survey is a condensed version of our Snagging Survey. We reduce down the checks to just check the important elements of your home for peace of mind and to ensure any serious defects are addressed before the end of the warranty period deadline. Timeframe: Carried out 10+ months after moving in.
