What lies beneath the turf…

One aspect that most developers overlook is the preparation of soil underneath the turf. Whilst on the first appearance on moving in, the turf appears healthy, more often than not there is poor ‘topsoil’ or none at all.
NHBC guidelines stipulate that 100mm of topsoil should be present, but we typically find that is only adhered to 1/10 properties.
Most are very heavily clay-based, with stones and rubble sitting underneath and in no time at all customers will encounter dying or boggy lawns.
On our snagging inspection, we use a soil probe to check the consistency and depth of the soil with the aim that a landscaper will be able to address poor preparation before it is too late.
